Brewerytown homes and their sewer lines
Brewerytown runs roughly from the east bank of the Schuylkill to 25th Street, between Parrish Street and Montgomery Avenue. German brewers started setting up here in the 1860s. By the early 1900s it was a busy German neighborhood of breweries, saloons and rowhouses. Brewing faded after Prohibition, and no brewer was left in the neighborhood by 1987. The Brewerytown Historic District, with 380 buildings, was listed on the National Register of Historic Places in 1991.
After decades of disinvestment, many Brewerytown houses have been gut-renovated in recent years. Like Kensington, the result is a mix of brand-new plumbing and laterals that have never been replaced.
Common sewer problems we hear about in Brewerytown
- Renovated houses with new interior plumbing connected to an old clay lateral
- Laterals damaged or left open where neighboring houses were demolished
- Root intrusion and cracked joints in century-old pipe
- Rain-related backups in the combined-sewer area
What to know before you fix it
Buying a renovated house here? Ask the seller for the plumbing permit and whether the lateral was replaced or only the interior lines. You can look up past permits in the City’s eCLIPSE system, and a sewer scope before settlement answers the question for certain. If the line is old and you are already doing a renovation, replacing it while the basement is open costs less than doing it later.
The rules are the same citywide
In every Philadelphia neighborhood, the owner is responsible for the house drain, curb trap, lateral and the connection to the sewer. A licensed plumber must do the work, and PWD can issue a Notice of Defect with a deadline to fix it. Eligible owners can spread the cost over 60 months at zero interest with the HELP loan.
